Summary

A Commissioning (Cx) Specialist primarily develops and executes a commissioning plan that effectively authenticates the operation of building systems and equipment in accordance with designer plans, specifications, engineered documents and owners’ requirements.  The role also includes troubleshooting, QA/QC of engineered drawings and specification, research/investigation, field survey and report writing for tasks related to design and functionality of various system types.

The electrical designation focuses on electrical power and monitoring systems such as:

  • Life Safety Emergency Power Systems: Generators, ATS’s
  • Critical Power Systems: UPS’s, PDU’s, RPP’s
  • Electrical Distribution: Switchgear, Surge protection, Protective Relaying
  • Building Automation Systems
    • Electrical equipment monitoring
    • Lighting Controls Systems
  • Fire Alarm Systems

Typical Duties

  • Review of pre-design documentation such as an Owner’s Project Requirements (OPR) or Basis of Design (BOD) narrative; documenting errors, omissions, or suggestions for improvement.
  • Maintain coordination with design team and assist in review of shop drawings that impact the Cx process.
  • Development of the project’s Cx plan including identification of all project stakeholders, organizing and leading Cx meetings and communicating roles and responsibilities throughout the Cx process.
  • Creation of the testing scripts that identify the testing procedure for each system component included in the project’s scope.
  • Coordinate and conduct commissioning test procedures including troubleshooting of electrical systems.
  • Creation of the Cx action log including communicating and tracking open items with the applicable project team member.
  • Documenting the Cx process in a comprehensive final report that summarizes the commissioning process and results.
  • Identifying and making recommendations when enhancement opportunities are discovered.
  • Provide feedback to the design staff of problems encountered during the Cx process and how to alleviate those problems in the future.
  • Assist the design staff in identifying single sources of failure for critical systems so those sources can be eliminated or minimized.
  • Review of Operation and Maintenance (O+M) manuals for completeness, accuracy and organization
  • Executing the project’s training plan in collaboration with the design engineer and Owner including documentation and tracking of training events to verify the plan is executed properly.

OTHER DUTIES

  • Providing review of engineered documents and specifications as part of the company’s QA/QC process.
  • Participate in project design, coordination, or construction meetings and report meeting discussions and results to other team members.
  • Understand and stay current with LEED requirements and how they’re used in Cx.
  • Travel locally and out of town, sometimes on limited notice, when required by the project.
  • Be able to work any hours of the day, when required by the project.
  • Be able to demonstrate experience and expertise in the systems included in the scope of work.
  • Field survey and documentation of existing systems.
  • Review of design documents at intervals ranging from pre-design to final construction documents including filling out QA/QC documentation and communicating findings to designers.
  • Assisting the design team with non-routine troubleshooting of installed systems.
  • Construction administration tasks such as:
    • Review of equipment and system submittals/shop drawings.
    • Answer formal Requests for Information (RFI’s).
    • Perform site observations with written report or punch list.

SKILLS AND EXPERIENCE

  • 5+ years’ experience.
  • Bachelor of Science from an accredited technical University in electrical engineering OR Technical or associate degree from an accredited technical institution or college in the engineering design areas of electrical systems and demonstrated relevant experience.
  • Professional Certification is encouraged.
    • Cx certifications such as CxA or BCxA are desired but not required.
    • LEED Accreditation desired but not required.
  • Recognized expertise in commissioning building operations systems.
  • Strong skills in communication with contractors, detailed review of building automation graphics, troubleshooting equipment issues and documentation skills.
  • Be able to work as part of a team yet function independently with minimal supervision.

  • Highly proficient in:

SUMMARY

A Technology Systems Designer is engaged in employing and practicing design principles for technology systems such as communications & networking, audio & visual, fire alarm & voice evacuation and security & surveillance systems. This person takes direction for project work from the Project Manager and Lead role.

The designer is involved with all phases of the construction process and works independently as well as with design teams, owner representatives and/or owners directly. They may execute the complete design process, or assist as technical experts on specialized designs. The role also includes QA/QC of engineered drawings and specifications, field survey efforts, research and investigation and commissioning of systems.

TYPICAL DUTIES

  • Develop and maintain knowledge of design and CAD applications.
